Sagging Floors – Crawl Space Repair
I was sitting on my couch, watching Monday Night Football when I noticed my hallway looked like it was going in a downhill direction. I went over to investigate. My floor is sagging. How had I not noticed this before? Thankfully, I know who to contact in this situation. Foundations First NW LLC.
Sagging floors are an issue that most often gets worse overtime. It’s a sign of foundation issues within the crawlspace. Serious damage to your foundation can develop following initial construction, remodeling of rooms in your home, or years later as changes occur within the soils that support your home. Sagging, uneven floors aren’t just ugly – but can be extremely unsafe to the occupants of the home.
When a crawlspace is built, columns are located throughout the crawlspace to support the weight of the home. Sometimes these columns settle over time, and as they sink, they provide less stability to a home. Other times, the columns may have been placed too far apart. When this happens, the support beam linking the columns and helping to hold the structure up starts to sag. This can cause a ripple effect. If the columns and other materials are made of wood, exposure to natural elements could cause deterioration over time.
There are several ways to fix sagging floors. It will depend on the condition of the beams and the surrounding environment. Some of the most common methods of repairing sagging floor include:
STRUCTURAL JACKS & BEAMS
Long joist spans and poorly planned structural layouts cause more sagging floor joists than anything. If the beams are spaced too far apart, the long floor joists are probably stressed and bowing under the weight of the home and gravity.
BEAM REPLACEMENT
One of the biggest issues with structural damage is that the conditions can affect all of the wooden framing under the house. Any structural beams that are damaged or sagging should be replaced or supported.
